This number changes depending on the market, brief, and client. Sometimes the search may take a couple of weeks, but we find the best results start to come after 4–6 weeks. This is when we become more aligned with our clients, and our pipeline of off-market properties begins to mature.
Our goal is to buy a property for our clients within 3 months.
In some cases, the right property may not have surfaced, and the search can go longer. This is uncommon after 3 months, but can happen for irregular or premium briefs. Our agreements run for 6 months in length, and if we suspect a brief will take particularly long, we can negotiate a longer term on engagement.
